QUALITY SPECIFICATIONS
Foundation and Structure
Houses are made with a slab foundation reinforced by B500 steel and HA-25 concrete (both
materials have AENOR certificates), ground stability controlled by means of tests (proctor min.
of 96% density), and anti-vapour barrier positioned below the slab.
Pillars of the main structure of the house reinforced by B500 steel and HA-25 concrete and
strengthened with joists of iron and concrete of the same characteristics.
The calculations have been made by accredited computer science means taking into account
the seismic level of the area and other factors like the wind.
All of this has been done with an exhaustive follow-up of the accredited laboratories involved
and within the current regulations.
Exterior and Inner Walls
Exterior walls made using the "Capuchina" system of 25cm of thickness, made up of an outer
15cm of solid brick, an internal insulation of 12cm, and a further internal 5cm of brick such that
an almost perfect isolation against the outside environment is made according to Spanish
Technological Norms (NTE).
The inner walls are made using hollow brick of 7cm. In the kitchen and bathrooms perforated
brick will be used for the better fitting of electricity and plumbing.
Façade
The façade is made using a single layer of mortar treated with water-proofing and later
painted to give a stone-like appearance.
Floor tiling
The floor tiles of the house are made of ceramic stoneware in earth tones with
dimensions of 41 x 41cm in all the rooms of the house with matching skirting boards (except in
the kitchen and in the bathrooms that do not have any).
The outside pavement is non-skid of similar size.
The parking zones are of concrete of similar colour as the house.
The patios and gardens will have a grass floor.
The stairs are made of wood with equal step and decorative tile backing.
Wall tiling
The wall tiles in the kitchen and bathrooms are 20 x 20cm in size in earth tones or white
with a decorative pattern. Plaster is used as a first layer with cement later used to tile the wall.
Stairs
The stairs are made using premium stoneware in a colour to match the living room and
finished with wood.
Roof
The roof of the house is made of traditional Spanish aged-style ceramic tiles
incorporating an accessible flat terrace paved with ceramic stoneware of 30 x 30cm.
Carpentry
The front door is made of white lacquered steel, with security locks, peephole, sound
and weather insulation, and fitted with a gold handle.
Windows are of white lacquered aluminium model Diana or similar, all made according
to European rules.
Blinds are made of aluminium in white with matching box.
All glass is of the brand Aislaglas of 5cm.
The gates are made of iron of 14 mm with security reinforcements as well as the railings
that separate the green communal areas.
The main gate of the entrance to the house is made of iron with decorative patterns.
The iron gate to the entrance of the garage is a double door that opens in its middle. All
of the gates have a lock.
Every gate will be finished with enamel paint.
Inner carpentry
The doors are varnished in pine colour with carvings and knobs to match.
The closet doors are similar and made of the same material.
Sanitary and Electrical Installations
Plumbing facilities
The plumbing facilities are made using copper or polyurethane pipes with the hot water
circuits wearing an insulating shell and the cold water circuits a noise-proof shell. All is installed
according to current regulations.
Bathroom fittings
The toilets are white in colour of the Bellavista model or similar with mixer taps in the
kitchen and bathrooms.
Each house will be equipped with a gas water heater with a minimum capacity of 16
litres.
The bathrooms are fitted with ventilation
In bathrooms on the first floor without direct ventilation there is a skylight that provides
solar illumination and ventilation.
Electrical installation
Is made according to the current Norm of Low tension with fixtures of JBC brand or
similar.
Telecommunications
The development is equipped with a VHF and FM antenna and satellite dish with
capacity for all the houses. Also installed is an electric doorman and phone outlets in the main
rooms.
Communal area
There is a salt-water swimming pool in the middle of the communal green area built under
current regulations.
The swimming pool will have facilities for hot water and the necessary pre-installation for
covering the swimming pool if the community so requests it in the future.
Other features
Fireplace installed in the living room.
Water faucets in the patio and terrace.
Optional Equipment
Optional equipment includes fireplaces in the bedrooms, furniture for the kitchen, and lights for
the house.
This optional equipment can only be installed if authorized by the municipality.
